This study analyses the current trends of urban redevelopments plans which are trying to solve problems such as, the rise of informal settlements and slum degradation. But this planning methods lack inclusive planning, affordable housing, accurate and comprehensive resettlement plan. This has caused problems such as community segregation, people mental and social health distress. This study analyses the current ongoing urban redevelopment plan at cherkos sefer, and justifies how it doesn’t have inclusivity in any shape or form for the existing community. The study thoroughly collects data on how important the redevelopment plans are by assessing the characteristics of the study area with its current living conditions and what the community’s concerns are on the redevelopment plans then proceeds to investigate the shortcoming of the current eagle hills redevelopment plan in the eyes of smart density principles and its applicability to the case of cherkos sefer. It also justifies how smart density planning is the best approach that ensures efficient use of space, better living conditions that is all community class inclusive, and sustainable infrastructure for areas with higher urban density without causing distress to the dwellers. This study based on the collected data discusses that urban redevelopment plan is indeed accepted by the community as necessary to solve the overcrowding, a lack of infrastructure and environmental degradation. But the community also expressed concerns when it comes to increased housing cost in new resettlement areas, risks of displacement from their homes and neighbors, unemployment and transportation challenges for accessing their city jobs. This study draws the conclusions that, redevelopment plans can benefit the community if it applies compact, well connected and thoughtful development that promotes sustainable, resilient and comfortable living. This study finalizes by recommending smart density implementation integrated with building codes and for policymakers and urban planners on how they can ensure a successful density planning that benefits the community while ensuring sustainable urban development planning.
