This research is designed to assess the project Risk Management practices in construction projects: a case study of Ayat Real Estate. It is common knowledge that risks arise in the construction industry at every stage of a project's life cycle, and that these risks must be managed as effectively and efficiently as possible using the risk management process. Therefore, this study investigates the gap that exists between the theoretical risk management principles and the current risk management practice at Ayat Real Estate. The research examines the effectiveness of Ayat Real Estate's risk management practices in its CCE Mall apartment project, focusing on areas such as risk awareness, planning, identification, analysis, response, monitoring, and control. The study employed a mixed-methods approach, using both quantitative and qualitative data collected through questionnaires. Accordingly, purposive (judgmental) sampling has been applied to select key respondents. Primary data is collected through questionnaires and it was analyzed by using SPSS version 27, the analyzed data results found from the SPSS software are provided through tables. Key findings reveal that while Ayat Real Estate has a structured approach to risk management, there are opportunities for improvement, particularly in areas such as stakeholder involvement, data utilization, and risk response strategies. Recommendations include implementing a formalized risk management framework, enhancing employee training, and incorporating advanced tools and technologies to enhance risk management capabilities. By implementing these suggestions, Ayat Real Estate improves project outcomes, enhances efficiency, and reduces costs, contributing to a more robust and resilient construction industry in Ethiopia.
