Abstract
Managerial competencies are the driving force behind the success of any project. The main
objective of this research was to examine the effect of managerial competencies on housing
project effectiveness in Addis Ababa Housing Development Project Office. The study adopted
quantitative and qualitative methods with the help of primary and secondary data. Primary data
was collected using self-administered questionnaires on 82 respondents and key informant
interviews. Secondary data was collected through reviewing of documents. Analysis of the
quantitative data was made using SPSS version 23. In this study, stratified random sampling
techniques were used in order to achieve the desired representation from the various subgroups
in the population. To draw inferences about the population from sample data and to arrive at
reliable findings the researcher used both descriptive and inferential research design. To
accomplish the objective some hypothesis and research questions were set. In this research
descriptive data analysis, correlation analysis and multicollinearity test were used. The study
found that there was a significant relationship between managerial competencies and project
effectiveness. The findings identified that the Addis Ababa Housing Development Project has
encountered problems with regards time of accomplishing, cost and constructing quality of
houses. The results showed that professional, social and personal competencies of managers
were the major determinant factors for the housing project success at the Addis Ababa Housing
Development Project Office. In order to increase the effectiveness of the project the study
suggested that the current project managers’ appointment practice should be improved by
employing competent managers based on their educational qualification and work experience
instead of political commitment alone.
