Abstract
The Ethiopian construction sector suffers from chronic cost overruns (36.8%) and time overruns (146.6%), largely due to poor design documentation. Building Information Modeling (BIM) is globally recognized as a solution, but empirical evidence in Ethiopia is lacking. This thesis investigates the direct and mediated effects of BIM adoption on cost and schedule performance in Addis Ababa real estate projects, focusing on the mediating roles of rework reduction and improved collaboration.A quantitative cross-sectional survey was conducted with 102 construction professionals (project managers, engineers, architects, contractors). Data were analyzed using Partial Least Squares Structural Equation Modeling (PLS-SEM) with Smart-PLS 4.Results: BIM adoption has a significant direct positive effect on cost and schedule performance (β=0.197, p=0.003). Rework reduction significantly mediates the BIM–performance relationship (indirect β = 0.271, p < 0.001). However, improved collaboration does not mediate this relationship (indirect β = 0.033, p = 0.216). The model explains 67.3% of the variance in project performance (R²=0.673), with large predictive relevance (Q =0.475).
