Abstract
Based on previous researches there is effect occurring due to delay of projects. The current study designed to check the effect of delay of building construction in project performance of Ethio telecom office building. The research designed to check the effect of delay on project performance. To achieve the study objective, Descriptive and inferential design were used along with quantitative approach was used and qualitative analysis was implements from the response of interview. The quantitative data was analyzed by using suitable methods of descriptive, correlation and regression analysis using SPSS version 27 tool. A five-point Likert scale survey questionnaire was distributed to 40 employee which include 28 engineer,5 contractor and 7 consultant, Census inquiry was used to since the population was small. The major findings of the study revealed that from the effect of delays which are dispute, total abundance and litigation all have negative effect on the project performance of the project. To be more successful in projects, the study recommends that the organization must focus onto overcome the all the factors provide
