dc.description.abstractThe main aim of the study is to investigate the determinants of construction projects delay: the case of 20/80 condominium housing construction Projects, Addis Ababa. Specifically the study aimed at testing the relationship between the independent variables (Construction material availability, construction project planning, contractor’s experience, supervision of work, construction financial resource) and the dependent variable (construction project delay). In conducting this, the study adopted mixed method research approach with concurrent traingulative research design. The target populations of the study are all contractors, consultants, and clients of the 20/80 condominium housing projects that are currently under way in the 15 sites of Addis Ababa making a universe of 720 to which 251 were sampled. The selection of respondents was made using snow ball sampling technique. 239 questionnaires were distributed to the contractor respondents and made key informant interviews of clients and consultants for the balance. The data obtained was analyzed using quantitative analysis techniques. Both descriptive and inferential statistics were used to see the determinants of projects delay and following that hypothesis tests were made at 5% level of significance. The result indicates that construction material, supervision of work and financial resource had the greatest influence on the delay of the project under study as the influence was significant at 1% level of significance. Based on the findings, it is recommended that the Addis Ababa Housing Development Project Office and other stakeholders should monitor the quality and timely supply of materials; monitor and supervise the supply of adequate construction materials, set proper feedback channels, manage projects conducted in its jurisdictions properly and consider the experience of constructors setting minimum standards.en_US
