Factors Affecting Schedule and Cost Performance in Ethiopian Construction Projects: In Case of Tnt Construction and Trading

Abstract
For a project to be successful the project have to be completed within a contract time with the allocated budget by qualifying the expected quality that is required by the clients or end users. The goal of this research was to determine factors affecting cost and schedule performance of a building construction in TNT construction and trading. The study used descriptive and explanatory research design to accomplish this purpose. From the literature review 22 factors affecting cost performance and 27 factors affecting time performance were identified and included in the survey questionnaire.The survey was performed using the census process, with 48 workers from TNT construction and trading filling out questionnaires. 45 questionnaires were correctly filled and returned. Relative importance index was used for data analysis.The finding revealed the first top ten factors affecting cost performance asfluctuation in building materials, cash flow and financial difficulty face by contractor, lack of cost planning/monitoring during pre and post contract stage, wrong estimation, change in the scope of the project, political interference, lack of cost report during construction stage, repeated design change, lack of updated cost data, risk and uncertainty associated with project.In addition the first top ten factors affecting time performance were financial incapability, fluctuation in material price, inexperienced consultant, late procurement and delivery of materials, difficult in financing project by contractor, ineffective planning and scheduling of project by contractor,delay in approving major change in the scope of work by consultant, incomplete design, poor site management and supervision by contractor, late payment by main contractor to subcontractors. Based on the group of factors affecting time performance rank from one to four was: Contractor Related Factors,Consultant Related Factors,Client Related Factors,External related Factors.As a result, the recommendation was provided so that the company could manage factors affecting cost and time performance.
