    Factor Contributing to Construction Project Delays: The Case of Bizuayehu Engdawerk Apartment Building

    Construction projects delays are one common problem that can negatively affect a project's budget, schedule, and performance is delay. This study aims to identify and assess the main causes of delays in a specificbuilding project in Addis Ababa, Ethiopia. Descriptive research methodology was used to determine the causes objectively and provide a priority to each factors. Data were collected by document scanning and aquestionnaire survey from primary and secondary sources. 46 construction industry professionals—including the owner, contractor, and consultant—were surveyed using a structured questionnaire as part ofa quantitative research approach. Data on the perceived significance of 79 potential delay factors—whichwere divided into four categories: project-related, client-related, contractor-related, and external—was gathered through the questionnaire. To rank the factors, the data was analyzed using the Relative ImportanceIndex (RII) method. The findings indicate that the project's financial challenges, material delivery delays,inadequate project planning and scheduling, and a lack of funding were the top five factors contributing to the delay. In addition, a correlation test was conducted to see whether the stakeholders and the totalrespondents significantly agreed on the order of the causes of the delay. The recommendations weresuggested to stakeholders to must ensure they have sufficient financial resources, to effectively manage material procurement, to have a detailed project planning and scheduling, to have regular monitoring andupdating of schedules and to take corrective actions promptly is crucial to ensuring timely project completionand achieving successful outcomes.
